Listing your home on Zillow is free, but "free" comes with important caveats depending on how you list and what kind of exposure you actually get. When it comes to selling your home, one platform is arguably the biggest name of them all: Zillow. With over 200 million unique monthly visitors per month, it's the most visited real estate marketplace in the United States and the first place most buyers go when they start their search. But Zillow isn't a brokerage, it doesn't represent sellers, charge commissions, or buy homes. 

Understanding what Zillow actually charges, what it doesn't, and how its products affect your listing's visibility is worth knowing before you sell.

How much does it cost to list a house on Zillow?

It is free to list a home on Zillow. There is, however, an important distinction depending on how you list.

If you list with a real estate agent: Your agent lists your home on the MLS, and it automatically syndicates to Zillow at no additional cost. You pay your agent's commission, not Zillow. This is how the vast majority of homes are listed on the platform.

If you list for sale by owner (FSBO): Listing on Zillow is free for FSBO sellers. You can post your home directly through Zillow's platform, including property details, photos, and pricing. There are no listing fees and no fees when your home sells.

The catch for this method is visibility. When buyers search Zillow, agent listings are displayed by default. FSBO and non-MLS listings are placed in a separate section under the 'By owner & other' filter, which many buyers never select. The visibility gap between MLS-listed and non-MLS-listed homes on Zillow is substantial, the separation was the subject of federal litigation brought by a non-MLS brokerage that alleged its listing views dropped dramatically after Zillow implemented the two-tab display in 2021.

For most sellers, this exposure gap may be a more meaningful cost consideration than any listing fee.

Zillow FSBO: What sellers need to know

The core difference between a Zillow FSBO listing and an MLS listing comes down to syndication and visibility: MLS listings automatically appear across hundreds of platforms, while a Zillow FSBO listing stays on Zillow only.
Selling FSBO on Zillow is free, and Zillow's reach is genuinely large. But there are meaningful trade-offs beyond the visibility issue worth knowing:

  • You won't be on the MLS. A Zillow FSBO listing does not get syndicated to the MLS or to the hundreds of other sites that pull from MLS data. Listing with an agent on the MLS and Zillow increases visibility, attracting significantly more visitors than advertising a FSBO property only on Zillow.
  • FSBO homes tend to sell for less. Per the National Association of Realtors' 2025 Profile of Home Buyers and Sellers, the typical FSBO home sold for $360,000, compared to $425,000 for agent-assisted homes in 2025. That's a $65,000 gap that tends to more than offset any commission savings.
  • Only 5% of homes sell FSBO, per the same NAR report, and most of those involve a buyer the seller already knows.
  • Premier Agents advertise next to your listing. Zillow places paying agents prominently alongside FSBO listings, which can confuse buyers into contacting the advertised agent rather than the seller directly.

What does Zillow charge agents and sellers?

Zillow makes money not from listing fees charged to sellers, but from agents who pay for advertising, lead generation, and premium placement on the platform.

Premier Agent: Zillow's Premier Agent program allows agents to advertise their services alongside property listings and receive buyer leads. This is a cost to agents, not to home sellers directly. That said, it's worth understanding as a seller: the agents advertising most prominently on Zillow are often paying for that visibility, which isn't necessarily correlated with quality or local expertise.

Zillow Showcase: This is the most significant product development on Zillow in recent years and worth understanding if you're selling. Zillow Showcase is a premium listing format that agents subscribe to, giving seller clients an enhanced listing experience on the platform. Per Zillow's own data, Showcase listings drive 75% more page views, saves, and shares than similar nearby non-Showcase listings, and sell for 2% or approximately $7,000 more on average. Showcase listings include high-resolution photos, interactive floor plans, 3D tours, and enhanced placement in search results.

Sellers don't pay for Showcase directly, it's an agent subscription product. But it's worth asking any agent you're considering whether they offer Zillow Showcase on their listings, since the visibility difference is material.

Zillow Preview: Announced in March 2026 and launching in April, Preview is Zillow's newest seller-facing product. It allows sellers and their agents to make pre-market listings publicly visible on Zillow and Trulia before the home goes live on the MLS, giving buyers early access and sellers a broader exposure window during the pre-market period. Per Zillow's announcement, Preview listings receive elevated placement in search results, and connections from buyers directly to the listing agent are free.

Rental listings: If you're listing a rental property rather than selling, Zillow offers free basic rental listings. A premium upgrade is available for a one-time fee that provides enhanced visibility for up to 90 days.

No. Zillow shut down its iBuyer program, Zillow Offers, in November 2021 and no longer purchases homes directly.

Zillow Preview is a pre-market listing product announced by Zillow, launching in April 2026. It allows sellers and their agents to make listings publicly visible on Zillow and Trulia before going live on the MLS, giving buyers early access and sellers broader pre-market exposure.
